Welcome to Fairpointe.  We specialize in financing for developers and real estate investors in the state of Colorado.  With our extensive background in lending, we help people profit from the current real estate market without the cost and risk of managing and owning a property themselves.  If you have money to invest, including a self directed IRA, but don't want the head ache of managing property yourself, Fairpointe has a loan that can work for you.

Individual Deeds of Trust this is Not a Pool

We create Mortgage Loans secured by a recorded Deed of Trust (DOT) on real estate.  These are not your typical mortgages/DOT that most banks and lenders offer, these are low loan to value DOT.  The typical loan to value in under 70%.  We eliminate the middle man and you are now the bank/lender giving you returns typically twice what banks pay on CD's.

This is not a pool of funds investing in multiple mortgages.  Each deed is owned and funded by one owner.

Funding requires a minimum of $50,000, but average closer to $150,000.  Individuals can form groups to fund a note/ DOT or margin their funds (typically $15 to $30K in own funds can be margined with a bank line to fund a $150K loan giving someone up to 24%-35% return on their funds).
